Personalized Property Consultation

We believe in a personalized approach, which is why we start with a face-to-face meeting to discuss the ins and outs of buying property in Spain. During this consultation, we’ll explore your needs, potential options, and key considerations, ensuring you’re well-prepared to begin your search.

After understanding your preferences, we’ll provide you with a curated list of properties. You can review these options and select the ones you’re most interested in. We’ll then schedule viewings to fit your schedule. Additionally, we assist in finding the perfect accommodation for your stay in Spain.

Property Viewings in Spain

Once in Spain, we’ll accompany you to property viewings and show you around the local areas. Understanding the neighborhood is just as crucial as finding the right house. Typically, we spend about two days together, offering a comprehensive overview of available properties and how they align with your expectations.

As your preferences may evolve during the viewings, we remain flexible, ready to explore additional properties that better meet your needs. This adaptability ensures we make the most of your time in Spain.

Securing Your Chosen Property

If a property captures your interest, we’ll help you make an offer, whether you’re still in Spain or back in your home country. Once the seller agrees, a reservation fee—typically €5,000—is paid to take the property off the market. This fee is then deducted from the final purchase price.

Several key steps follow, and Von Poll will be there with you at every stage:

• NIE Number Application:
• We guide you through the application process for the NIE number, a legal requirement in Spain.

• Mortgage Assistance:
• If financing is needed, we connect you with reputable banks or brokers, ensuring a smooth application process and helping you navigate any language barriers.

• Legal Support:
• We introduce you to a reliable lawyer who conducts thorough checks on the property. This includes ensuring there are no outstanding debts, verifying the legality of any renovations, and confirming that registered property details match the reality. We stay involved, overseeing the lawyer’s work and explaining any necessary steps.

• Preliminary Purchase Agreement:
• Once all checks are complete, usually three weeks after reservation, you’ll sign the preliminary purchase contract and pay a 10% deposit. We meticulously review all documents to ensure consistency, particularly between the Spanish version and any translations.

• Setting Up a Bank Account:
• We’ll arrange and accompany you to your bank appointment to set up your Spanish account.

• Property Insurance:
• We connect you with an insurance provider who offers services in your language, ensuring you’re fully covered.

Finalizing the Purchase

On the day of the property transfer, Von Poll will support you through the final inspection and the notarial process. Once the deed is signed, the property is officially yours.

Post-Purchase Services

Our support continues even after the transfer. We assist with:

• Connecting you to professionals who can handle your tax obligations in Spain.
